Home Building Permits

This also allows you to easily make any changes or add other features before construction is complete.

We take great pride in the flexibility we offer our customers. If your design complies with central Pennslyvania laws and regulations, we are more than happy to accommodate all of your requests — we even allow you to do some of the work yourself! Before renovation and construction can begin, however, a building permit will be required for most work. Here’s what you need to know.

What Is a Building Permit?

Building permits, which are official documents issued by your local government, ensure that all remodeling and construction projects follow local standards for construction, land use and zoning. Their purpose is to ensure that the remodeling or construction project will be safe for present and future occupants. These permits need to be issued before any work can lawfully begin.

Depending on the jurisdiction in which you are located, you will have different requirements, codes and fees which must be satisfied.

Are Building Permits Always Needed?

No. For simple repairs, building permits are not required. For major repairs — such as those involving changes to the home’s structure or its mechanical systems — you will most likely need a permit.

In Cumberland, PA, examples of major repairs requiring permits, inspections and a certificate of occupancy include:

  • Any construction of a new house
  • Any addition to a house
  • Increasing the perimeter of a house
  • Adding one or more stories
  • Installing a modular home
  • And more

Before construction, you or your general contractor need to contact the Building Code Official within the area where you are planning to remodel or build. Most areas of Pennsylvania have amended and follow the state’s Uniform Construction Code (UCC).

Once you contact the Building Code Official, they will let you know if your work does require a permit and they will tell you about any requirements for plans and construction documents, schedules for the permit fees, inspection requirements and more. After your forms are submitted, one of three things can happen:

  • It can be approved
  • It can require changes
  • It can undergo additional review

Then, once you receive your building permit, remodeling or construction must begin within six months. The work must not stop for a period of more than one day if the permit is to remain valid.
